Q2, 2019 Market Report

A VARIED MARKET IN Q2

We are often asked, “How’s the market?”, which we love to almost always answer with a
follow-up question of our own, “Which market do you want to know about?” We dive into
each of these communities and coastal areas in our quarterly Market Report – the most
recent edition you are now about to enjoy. While we’re seeing consistency across our
entire market – from Destin to Panama City Beach – the nuances that make each of our

A HEALTHY MARKET

TRIED AND TRUE ECONOMIC INDICATORS REMAIN FAVORABLE

The past 12 months concluded a banner year both for our company and the Emerald Coast real estate market. Shrinking single-family home and condominium inventory brought a major increase in demand, along with strong sale prices for great locations.

Our company’s 20th anniversary saw not only our strongest year of growth, but also our highest annual sales volume to date. Scenic Sotheby’s International Realty was honored to be recognized as one of the top 500 brokerages in the country by sales volume by REAL Trends. The year was truly one for the books.

Long before Russ Gibson and Julie Countess built their home in Alys Beach, they were already channeling that Alys Beach vibe. “It’s funny, when we built the Rosemary [Beach] house, we called it the ‘Alys house in Rosemary,’” Julie said, “because it actually looked like an Alys house.” The Gibson family, including 14-year-old Madi and nine-year-old Asa, first started visiting 30A about 10 years ago. Julie said they immediately fell in love with Rosemary Beach. “We … decided we wanted to have a place there. So, that also happened to be right about the time of the recession,” Julie remembered, laughing. “We were able to buy a distressed lot in Rosemary and built the house there using our architect Ron Domin and Doug Bock [of Domin Bock Architects].” It

Coming Soon to Market in Alys Beach

Sharing the elite company of only seven home sites gathered along the shore of Lake Marilyn is this modern, Bobby McAlpine-designed residence. A reprieve not far beyond the white sand beaches of 30A, this custom home wastes nothing of the generous footprint afforded by its 100 foot-wide compound site – a rarity for the trendsetting New Urbanist community of Alys Beach. With the majority of its 5,241 square feet contained on the first floor – including one of two master suites – those seeking extended stays or full-time living will find a more familiar alternative to the vertical floor plans characteristic of homes found on the snug, beach side of Alys. Timeless and restrained interiors by Ann Holden Design, in

If your home features trends from the 90’s and early 2000’s, it may be time to freshen up your look. Check out our rundown of some of the ‘not so in’ styles and how you can make your humble abode stay on trend.

Nautical Motifs
According to HGTV —  coastal accents like rope, anchors and seashells belong on the beach and not in your home. The nautical trend may have been big in recent years, but is now a thing of the past. Instead try a fresh color palette with subtle and simple furnishings.

Tuscan Kitchens

Dark rich woods, bulky fixtures and heavy granites were very popular in the early 2000’s. However, the modern day kitchen now focuses on open spaces and light, airy colors as opposed to a dark Italian-Style aesthetic.

Last quarter, we reported a slight decrease in number of sales or overall dollar volume of sales, or both, from the first quarter of 2017 to the first quarter of 2018. As we enter the second half of 2018, the consistent story now told across our beach and coastal communities is lower inventory to choose from.   Even though inventory is lower than this period in 2017, that isn't stopping buyers from decisively purchasing properties, or sellers from enjoying the demand and decreased competition. Number of sales and sales volume remain consistent in markets along the coast.   If you're looking to dig into the details for a specific community,
we've got your numbers.
